A farmer and longtime friend of the Center for Rural Affairs is retiring from his farm and ranch operation in the dryland area of Montezuma County, Colorado.
The seller is interested in transitioning the farm to a beginner. The seller is willing to offer favorable terms to a buyer who is aligned with the seller on values and vision for the farm.
The farm offers a great opportunity for someone who wants to live and work in scenic Southwest Colorado in close proximity to Mesa Verde National Park, San Juan National Forest, and Canyons of the Ancients National Monument. The full farm consists of three tracts. The home parcel includes 320 acres of dryland farm ground and a modest off-grid house with a full solar system. This 320 acres is being established to grass and it is well suited to a grassfed livestock operation. Some equipment is available as well. A lease-to-own option may be possible.
The other two tracts could be available for rent or future sale. This includes a second tract of 320 acres, dryland, with 200 acres that can be cropped. This 200 acres is under CRP contract for five more years. These two tracts have a conservation easement on them. The third tract is 40 acres of irrigated ground.
